Lessee shall accept the Premises in an "as-is" condition.
Lessee shall provide to the Port of Seattle ("Port") upon the execution of a lease/agreement the sum of three (3) months' rent in advance as lease/agreement surety. For lease term over five (5) years, six (6) months' rent in advance is required.
Lessee shall secure and maintain proper liability insurance during the term of the lease/agreement.
All necessary permits and licenses for Lessee's contemplated operations in the Premises are the responsibility of Lessee.
Lessee shall pay for all utilities including stormwater charges. If utilities are not separately metered, Lessee shall pay proportionate share to be determined by Port.
Lessee shall pay proportionate share of the real property taxes, insurance, maintenance, and security in regard to all common areas, if such exist.
Lessee shall pay lease hold excise tax equal to 12.84% of monthly rent.
